The report is the deliverable
Everything else on this site is a treatment. This is a document. A Wood Destroying Insect report is a thing a file either has or does not have on the day the underwriter looks, and a closing date does not move because a vendor never called back.
So the work is organised around the date rather than around our schedule. Call the office with the closing date and the property address and we will work to it. Bentson has been producing these reports for the Siouxland real estate market for over forty years, which is long enough that most of the local agents and lenders already know what one of ours looks like.

Why the NMPA-33 form matters
Reports are written on the NMPA-33 form. That is not a Bentson document. It is the industry-standard Wood Destroying Insect inspection form, and it is accepted by all lenders and underwriters, which means nobody in the chain has to decide whether to accept the format before they can read the finding.
The practical value of a standard form is boring and real: it puts the same information in the same boxes every time. An underwriter reading it has read a thousand of them. There is no interpretation step, no cover letter explaining our house style, and no round trip while somebody asks what a section means.

A VA loan inspection is looking for specific things, and an inspector who has not done many of them will produce a report that is technically complete and still generates questions.
